In a heartwarming development for wildlife enthusiasts and conservationists alike, Nahargarh Biological Park in Jaipur witnessed the joyous arrival of three tiger cubs, born to the tigress named “Rani” on a serene Friday morning. The news was confirmed by officials who have been diligently monitoring the health and well-being of the newly-expanded feline family.

Deputy Conservator of Forest, Jagdish Gupta, expressed delight over the addition to the park’s tiger population, stating, “The tigress gave birth to three cubs on Friday morning, marking a significant milestone in our conservation efforts.”

Among the trio of adorable cubs, one stood out with its rare white coat, adding to the excitement surrounding their birth. The attentive staff at Nahargarh Biological Park has been employing state-of-the-art surveillance techniques, including CCTV monitoring, to ensure the safety and health of both the mother and her newborns.

The journey leading to this joyous occasion traces back to the relocation of the tigress, Rani, from Odisha’s Nandankanan Zoological Park to Jaipur in 2021. Since then, she has been under the care of dedicated professionals at Nahargarh Biological Park, where efforts to bolster the tiger population have been underway.

In a strategic move to enhance genetic diversity and promote breeding, a male tiger named ‘Shivaji’ was introduced to the park as part of the “Wildlife Exchange Programme” in July 2022. The union between Rani and Shivaji exemplifies the collaborative efforts aimed at ensuring the long-term sustainability of tiger populations.

Speaking on the meticulous preparations leading up to the birth, Gupta highlighted the proactive measures taken to ensure a conducive environment for the tigress and her cubs. “Surveillance was initiated as soon as we discovered that the tigress was pregnant. Special attention has been given to cleanliness, and a dedicated caretaker has been entrusted with the responsibility of ensuring the well-being of Rani and her offspring,” he stated.

Dubbed the Flexible Levitation on a Track (FLOAT) project, this audacious concept is not merely a flight of fancy. It’s part of NASA’s Innovative Advanced Concepts Program (NIAC), which specializes in developing groundbreaking projects for future space exploration.

The FLOAT project aims to revolutionize lunar logistics by introducing autonomous levitating robot trains. These trains would navigate the Moon’s surface, facilitating the transportation of essential supplies. NASA envisions implementing this technology as early as the 2030s, coinciding with its plans for establishing a sustainable lunar base.

Ethan Schaler, a robotics engineer at NASA’s Jet Propulsion Laboratory (JPL), underscores the significance of the project, emphasizing its potential to provide reliable and efficient payload transport on the Moon. He envisions the lunar railway system as a cornerstone of daily operations for future lunar bases.

Although the carts may not zoom across the lunar surface at breakneck speeds—moving at a modest pace of roughly 1 meter per second—their potential impact is undeniable.

Of course, realizing this vision poses logistical hurdles, including the transportation of materials required to construct the levitating robot train on the Moon. However, such challenges are emblematic of the pioneering spirit that drives NASA’s exploration efforts.

Nexus Select Trust Exceeds FY24 Guidance with Strong Leasing, Consumption Momentum

 (NSE: NXST / BSE: 543913), India’s first listed Retail REIT, reported results for the fourth quarter and full year ended March 31, 2024. Nexus Select Trust is targeting the acquisition of 3 Grade-A malls in Hyderabad at an attractive basis of 10% stabilized cap rate.

NXST reported strong quarterly operating and financial performance with quarterly tenant sales of INR 28 billion (9% YoY growth) while achieving INR 120 billion sales on a full year basis which implies 13% YoY growth in FY24. During the quarter, the REIT leased 0.26M sf across 181 deals, achieving highest ever occupancy of 97.6%, an improvement by ~130 bps over March 2023.

Dalip Sehgal, Executive Director and Chief Executive Officer at Nexus Select Trust, said, “FY24 has been an excellent year for us with strong operating and financial performance. We have outperformed our projections for FY24 and ended the year with robust performance in the fourth quarter. On the back of this strong operating and financial performance, we are delighted to announce our third distribution of INR 3,168 million translating to INR 2.09 per unit outperforming our guidance.”

NXST achieved a Net Operating Income of INR 4,166 million (13% YoY growth) in Q4 FY24; similarly, NOI for FY24 was achieved in-line with the guidance provided. Backed by a strong balance sheet with low LTV of 14%, attractive debt cost at 8.1% (sequentially reduction of 10 bps), AAA / Stable rating and no near-term large debt maturity, NXST declared a distribution of INR 3,168 million or INR 2.09 per unit for Q4 FY24 outperforming the guidance; with this, distribution for FY24 (from our listing on 19th May 2023) amounts to INR 7.08 per unit / INR 10,719 million. NXST has refinanced INR 9,500 million at ~8.1% (compared to pre-refinancing average debt cost of 8.5%), resulting in annual savings of ~INR 40 million.
