This trend is driven by a mix of long-established residents, non-resident Indians (NRIs), students, families, and international investors. Indians typically invest in properties priced between GBP 290,000 and GBP 450,000, often for one-, two-, or three-bedroom apartments.
London’s appeal lies in its stability as a real estate market, favorable exchange rates, and a legal framework familiar to Indian investors. The city’s property prices are comparable to those in Mumbai, making it an attractive option. Many Indian buyers focus on rental income or long-term capital gains, contributing significantly to overseas purchases. Currently, Indian buyers account for 7–8% of Barratt London’s international clientele.
The growing number of Indian students in the UK is another factor boosting property demand. Applications from Indian students to UK universities surged by 128% in a year, leading to families investing in homes near educational institutions. Beyond investment, London’s multicultural environment, pleasant weather, and short travel time from India add to its desirability.
Post-pandemic, Indian investors are showing a preference for nearly completed or ready-to-move properties, with a focus on areas offering better returns. This trend also extends to institutional investors from India exploring commercial and residential opportunities in the UK. This influx of Indian capital not only sustains London’s real estate market but also contributes to its dynamism and resilience.
Despite this positive trend, the increasing dominance of international buyers, including Indians, raises concerns about housing affordability for local residents. Policymakers are exploring strategies to balance the interests of international investors and local buyers to maintain an inclusive property market.
For Indians, London’s real estate represents a blend of opportunity, security, and familiarity, making it a prime destination for property investment.
