Construction Quality is Key to Winning Customer’s Trust

0

The Indian real estate market is experiencing a significant boom, with a spotlight on premium and luxury housing, as well as commercial segments. While premium residences garner attention, media reports frequently highlight issues such as poor construction quality, failing infrastructure like lifts, collapsing ceilings, flooded basements, and wall seepages.

Though the percentage of such incidents isn’t alarming, imagine the perspective of buyers who invest their life savings into such projects, only to face such construction issues.

There’s a pressing need for a systematic approach to quality control. Leading developers are aware of their responsibilities, but it’s incumbent upon real estate bodies like CREDAI to establish mechanisms ensuring quality construction and regular maintenance by their members. This ensures the sector maintains a positive reputation and every developer adheres to high-quality standards, from design to post-handover maintenance.

Rajjath Goel, Managing Director of MRG Group, emphasizes, “Quality construction and craftsmanship are the cornerstones of long-term sustainability in real estate. They directly impact property value, durability, and overall customer satisfaction. It’s crucial for realty companies to prioritize these aspects, affecting not only brand value but also a moral responsibility.”

Educating stakeholders about investing in skilled labor is imperative. Training programs and upskilling efforts enhance workforce capabilities. Buyers must also be aware of their rights; developers are obligated to rectify structural defects or issues within 30 days for 5 years post-handover.

Quality construction is indeed a challenge for the real estate sector. Although major issues are rare, they grab our attention. However, issues like seepage, peeling paints, and water accumulation are common. Prospective homebuyers should scrutinize developers’ credentials, visiting completed projects to assess construction quality,” says Salil Kumar, Director of Sales & Marketing at CRC Group.

Developers view their projects as brand ambassadors. They use the latest technologies, grade A materials, trained workforce, and undertake quality audits regularly to ensure customers’ peace of mind,” says Harsh Gupta, CEO of Sundream Group.

Before RERA, the real estate sector was largely unregulated. While RERA has addressed many issues, there’s still room for improvement. Regulatory authorities must inspect projects regularly during construction. Paperwork and occupancy certificates (OCs) should confirm that buildings are constructed as per plans. Thorough audits of workmanship and material quality are essential.

Char Dham Yatra 2024

As the spiritual air fills with anticipation and devotion, the sacred Char Dham Yatra, a pilgrimage revered by millions, is all set to commence on May 10th. This holy expedition encompasses a journey to the four divine abodes of Yamunotri, Gangotri, Kedarnath, and Badrinath, each holding profound significance in Hindu mythology. Pilgrims embark on this reverent voyage, traversing through the majestic Himalayas, seeking blessings and spiritual solace.

The Char Dham Yatra unfolds in a rhythmic progression, starting from the sacred Yamunotri, moving on to the revered Gangotri, continuing to the ethereal Kedarnath, and culminating at the divine Badrinath, following a clockwise trajectory. These high-altitude sanctuaries, nestled amidst nature’s grandeur, remain veiled in snow and solitude for approximately six months each year, opening their gates to devotees in the vibrant hues of summer, typically around April or May, and bidding farewell as winter’s embrace draws near, usually around October or November.

Booking Aerial Services and Essential Information

Pilgrims embarking on the Char Dham Yatra have the option to traverse the sacred path by road or take to the skies with helicopter services, offering a unique perspective of the majestic Himalayan landscape. To ensure a seamless experience and avoid fraudulent activities, Vinay Shankar Pandey, the Commissioner of Garhwal, advises pilgrims to book helicopter tickets exclusively through the official IRCTC website. This precautionary measure aims to safeguard devotees from falling victim to black market schemes surrounding helicopter services.

For those opting for aerial transport, the Civil Aviation Department is introducing a heli-transport service from Gauchar to Badrinath, offering a one-way fare of ₹3,970. However, it’s important to note that this fare does not include GST or the IRCTC convenience fee, which must be settled separately.

Enhanced Facilities and Helpline Assistance

This year, several enhancements have been implemented to enrich the pilgrimage experience. Upgraded parking facilities, with 20 designated areas accommodating 1,495 vehicles, aim to streamline traffic management. A dedicated mobile app will monitor parking, ensuring efficient utilization of space.

Additionally, to maintain cleanliness along the pilgrimage routes, 700 sanitation workers have been deployed. The introduction of four new high-tech modular restrooms and an equal number of mobile modular restrooms further augments facilities for pilgrims.

For any queries or assistance during the journey, pilgrims can rely on helpline numbers provided by the Uttarakhand Tourism Development Board and the Uttarakhand Char Dham Devasthanam Management Board. These helplines operate from 8 a.m. to 2 p.m., offering support and guidance to pilgrims throughout their sacred expedition.

As the sacred Char Dham Yatra commences, let us embark on this divine odyssey with reverence and humility, seeking blessings and spiritual enlightenment amidst the awe-inspiring grandeur of the Himalayas. World Thalassaemia Day 2024: Date, History, and Significance of the Day

0
World Thalassemia Day 2024

Every year on May 8th, the global community comes together to observe World Thalassaemia Day, shedding light on this genetic disorder that affects millions worldwide. Thalassemia, a condition characterized by inadequate production of hemoglobin, results in a shortage of red blood cells and, consequently, anemia. While carriers of the thalassemia gene may lead relatively normal lives, individuals with thalassemia major face significant challenges, including the need for regular blood transfusions, susceptibility to infections, and various other health complications.

History of World Thalassaemia Day

The roots of World Thalassaemia Day trace back to 1994 when Panos Englezos, the Founder of the Thalassemia International Federation (TIF), established the day in memory of his son George, who succumbed to thalassemia. The day serves as a tribute to those who have lost their lives to the disorder while also advocating for research towards finding a cure. Moreover, it aims to unite stakeholders ranging from the general public to healthcare professionals and policymakers to raise awareness about prevention, management, and treatment strategies.

Over the years, efforts by patient support groups, healthcare professionals, and advocacy organizations have propelled thalassemia awareness to new heights. These groups work tirelessly to highlight the challenges faced by individuals living with thalassemia and their families, emphasizing the importance of access to quality healthcare services, including blood transfusions and iron chelation therapy.

How World Thalassemia Day is Celebrated

World Thalassaemia Day is commemorated through a variety of activities and events organized by healthcare institutions, patient support groups, and community organizations. These initiatives include educational seminars, blood donation drives, fundraising events for thalassemia research and patient support, and awareness campaigns through various media channels and social platforms. Additionally, advocates use this occasion to lobby for improved healthcare policies and services tailored to the needs of thalassemia patients.

Diagnosis and Management

Early detection of thalassemia is paramount for effective management and improved outcomes. Diagnostic tests such as hemoglobin electrophoresis and DNA analysis are utilized to confirm the type and severity of the condition. Prenatal diagnosis through procedures like chorionic villus sampling (CVS) or amniocentesis provides crucial information for families, enabling them to make informed decisions about family planning and prenatal care.

Dr. Dipanjana Datta, a BGCI Level II certified Genetic Counselor at Renew Healthcare, emphasizes the importance of empowering individuals through education and accessible screening programs to prevent thalassemia and enhance outcomes. Dr. Rahul Naithani, Director & Head of Hematology & Bone Marrow Transplant at Paras Health, Gurugram, underscores the significance of early detection and proactive measures like genetic counseling and premarital screening in alleviating the burden of thalassemia on families and healthcare systems.

As we mark World Thalassaemia Day 2024, let us reaffirm our commitment to raising awareness, supporting those affected by the disorder, and advocating for research towards finding a cure. Together, we can make strides in combating thalassemia and improving the lives of individuals and families impacted by this condition.
